✨ Quartz countertops

Stone throughout the kitchen — beautiful, hard-wearing, and made for cooking for 10.

🍽️ Microwave drawer + espresso bar

🛋️ Flow that works for 10

Main-level great room + kitchen + dining for 10 together; bedrooms for real sleep; basement theater & speakeasy game room below.

See the full layout & finishes →

Walk it in the 3D tour and the flow is obvious: arrive into the main level — great room, kitchen and dining together, so the cook is never exiled; four bedrooms for the group (sleeps 10); and a basement level built for evenings — sound-insulated theater, speakeasy game room and bar. Outside: fire pit, hot tub and cedar barrel sauna, plus a dedicated gear storage zone so mountain kit never takes over the living space. Finishes were chosen to look considered and to wear hard: quartz worktops, a microwave drawer, quality-look leather that withstands real use, terracotta accents, and warm low light in the theater and game room.

🏡 Take the 3D tour →

Walk every level before you arrive — great room, kitchen, bedrooms and the basement theater/game-room level, exactly as laid out.

Please note: Tour filmed before our design renovation — layout is exact; furnishings and finishes are being elevated by STR Cribs, so the finished home will look even better.

Your first 15 minutes

Welcome in. This house was built so you never have to hunt for an answer — and so the fun starts fast. Do these five things, in this order, and you're on holiday.

1
Park & come in
Park in the spaces for this house and use your personal door code. Driving electric? EV charging on site — our Emporia Pro Level 2 charger is here for you, included in your stay. Just park and plug in — no need to bring a charging cable.
🔒 Your code, parking spaces & WiFi arrive in your own check-in message. See the locked box below.
2
Get on WiFi
Network name and password are guest-only for a reason — they're never printed in the house.
🔒 Confirmed in your check-in message before arrival.
3
Check the hot tub
It may still be warming on arrival night after servicing between stays. We'll message you its temperature before check-in — no guessing, no cold-tub surprise.
4
Claim your ritual
Sauna → hot tub → stars by the fire pit. The theater and speakeasy game room are sound-insulated, so the night doesn't have to end at quiet hours — it just moves indoors.
5
Anything not perfect?
Message us right away. Small things fixed in the first hour are what five-star stays are made of — we'd rather hear it now than in a review.
★
The one rule that matters most
Quiet hours 10 PM – 8 AM are community-enforced in Basye. Decks go quiet at 10 — the theater, game room and sauna carry the night from there.

EV charging — included, cable provided

EV charging on site — our Emporia Pro Level 2 charger is here for you, included in your stay. Just park and plug in — no need to bring a charging cable. The charger (J1772) runs from a NEMA 14-50 outlet on the exterior wall. No hunting for a public charger before a Shenandoah day — charge overnight and head for Skyline Drive without the range maths.

Charging is included in your stay — no extra fee, no cable to pack.

How everything works

Tap any card to open it. Where a step depends on the exact appliance in this brand-new house, you'll see a gold note — that detail is confirmed in your check-in message before arrival, never guessed here.

The ritual guests love: sauna first, then the hot tub, then stars by the fire pit. Give the sauna its heat-up time while you shower and change — then rotate: heat, soak, cool night air, repeat.

  • Shower before the tub, every time — it keeps the water perfect for everyone.
  • No glass in or around the tub or sauna. Use the drink ledges and unbreakable cups provided.
  • Children supervised at all times in both. No exceptions.
  • Replace the hot tub cover when you're done — it holds the heat for your next soak.
  • The tub is serviced on a set schedule between stays; we'll message its temperature before you arrive.
Coming in your check-in message: exact cover steps, temperature & jet controls, sauna heat-up time and controls, and capacities.

Basement theater, built for a double feature after a ski or lake day. Sound-insulated — it's your after-10 PM living room.

  • Start with the single main control, pick your streaming app, settle into the recliners.
  • Press-play rule: if picture or sound doesn't come on, try the first fix in your check-in message before messaging us — it solves it almost every time.
  • Popcorn station: help yourself — that's what it's there for.
Coming in your check-in message: 3-step turn-on, screen & sound details, streaming logins, recliner controls and the first fix.

Deep colours, low light, proper bar energy — the room that was re-themed on purpose, away from generic game-room beige. Run a tournament, keep a leaderboard on the fridge, loser does breakfast dishes.

  • Drink ledges are everywhere for a reason: drinks never sit on game surfaces.
  • Rainy-day plan lives here: tournament in the afternoon, theater double feature at night.
Coming in your check-in message: the final game-by-game inventory for your stay.

Rectangular dining table, seats all 10 together — no kids' table exile. Main-level espresso station for slow mountain mornings; basement bar for the evening shift.

Details you'll notice: quartz countertops and a microwave drawer — the kitchen of a custom-built 2026 home, not a rental afterthought. See The House →

  • Cooking for a crowd? Do the big Food Lion run in Mt Jackson on your way in (see Essentials) — Basye's Community Store is for top-ups.
  • Everything is labelled where it lives — pots for a crowd, kid dishes, grill tools.
Coming in your check-in message: espresso machine 3 steps, grill type & propane, and the labelled kitchen map.

Four bedrooms, sleeps 10. There's a dedicated gear storage zone — boots and ski gear live there, not in the living areas, so the house stays calm while the mountain gear dries.

Coming in your check-in message: bed size per room, laundry location & detergent, boot dryers, and baby gear (if provided for your stay) and where it lives.

EV charging on site — our Emporia Pro Level 2 charger is here for you, included in your stay. Just park and plug in — no need to bring a charging cable. J1772 charger, powered by a NEMA 14-50 outlet on the exterior wall. Charge overnight while you use the sauna, hot tub and theater, so park days and the drive home start without a detour.

Included in your stay — just park and plug in.
  • Emergency: call 911. Address: 149 Dooley Dr, Basye, VA 22810.
  • Fire extinguisher is in the kitchen area — know where it is before you cook.
  • See a leak? Don't hunt for valves — the house has an automatic water shutoff (Flo by Moen). Turn off the tap if you can, move belongings, and message the host straight away.
  • This is mountain country: secure food and trash, close bins fully, and expect seasonal insects despite regular pest control.
Coming in your check-in message: extinguisher & breaker locations, fireplace switch, trash bins & collection day, and the host contact order for any house issue.
  • Occupancy: 10 maximum — registered guests only, no parties or events beyond your group.
  • Quiet hours 10 PM – 8 AM — community-enforced.
  • No smoking inside the house.
  • Pets & parking: confirmed for your stay in your check-in message — please check it before you pack or invite anyone extra.
Pet policy for your stay is confirmed before arrival — it was not final when this book was published, so we don't guess it here.

We handle linens and the deep clean — don't strip the beds unless we ask. All we ask before you go:

  • Dishes started or loaded, trash in the bins, hot tub cover back on.
  • Lock up, and send us a quick “we're out” message — it lets our cleaners start and your deposit timeline move.
Your exact short check-out list (including thermostat setting) is confirmed in your check-in message.

Bryce Resort — four seasons, one mountain

Bryce is a member-owned, four-season resort that is open to the public for skiing, golf, biking, the lake and dining — you pay per activity. And this retreat sits inside it: a vacation rental on Dooley Drive, part of Bryce Resort's own street grid, about half a mile from the lodge, lifts and golf. Activities are seasonal and weather-dependent: check bryceresort.com on the day. Bryce Resort: (540) 856-2121 · 1982 Fairway Dr, Basye.

📍 Half a mile from the lifts (est.)

From the front door to the lodge, lift base and golf clubhouse is about half a mile — a 2–5 minute drive through the resort's own streets. On foot it's a short stroll on quiet resort streets, or a 2–5 minute drive — drive it at night, in ski boots, or in snow. Lake Laura sits by the resort entrance, about 5 minutes by car (est.). Distances are estimates until we've measured them from the house on the ground — we'll print an exact figure then.

The one thing to know about the pool — please read this.
Bryce Landing Sports Complex (pool, lazy river, outdoor bar & grill) is private and members-only. It is NOT included with any rental home — ours included. If another listing implies the resort pool comes with a stay, it doesn't. Your private hot tub and cedar sauna at the house are yours, all stay, no membership required.
🎟️
About resort passes: we don't promise included Bryce passes in this book — no pass partnership is signed for this house yet. Anything we add later will arrive in your check-in message, in writing. And Lake Laura is different from the pool: its beach is public for a day fee — $12 for age 4+ (under 3 free), as checked Nov 1, 2026 — with paddle rentals, and a trail open year-round. The beach is closed for winter (as of Nov 1). No lifeguard — under-16s must be with an adult.

Weddings & gatheringsAt the resort

💍 Here for a Bryce wedding?

Bryce hosts weddings year-round — ceremonies at the Shenandoah Center, on the mountaintop (reached by the quad lift) and by Lake Laura — and wedding parties book whole houses across the resort. If that's your weekend, this retreat is built for it: the whole party under one roof, dining for 10, the theater and game room for the night before, and the resort minutes away on the day.

Reservations requiredAt the lodge

🍽️ Copper Kettle — dinner at the resort

American, at the Bryce lodge — the sit-down dinner in Basye worth planning for, if you book it. The resort's own wording is “RESERVATIONS REQUIRED,” and tables are held 90 minutes. For a group of 10, book before you arrive.

Hours as checked Nov 1, 2026 (seasonal): Wed–Fri 4–9 PM · Sat 11 AM–10 PM · Sun 11 AM–9 PM

Also at the resort: Shenandoah Center (winter cafeteria, closed until ski season), Carter's Hütte (outdoor bar & grill, slope hours), Bryce Landing Grill (sandwiches & burgers by the golf shop).

The big day out · Plan for one or two full park days

Shenandoah National Park from Basecamp Bryce

Yes — a park day (or two) absolutely works from here. Basye is in the Valley, not inside the park — Thornton Gap est. 45–60 min. Plan it as an early-start day trip, come home to the house.

The full honest take — why the drive is worth it →

Let's be straight about the geography: this house is in Basye, in the Shenandoah Valley — not inside the park. The park entrances are a drive away. We don't hide that, and you don't need to apologise for it: that drive crosses the valley floor and climbs toward the Blue Ridge — it is scenic driving in its own right, and it is the trade that puts a second, completely different mountain — Bryce Resort — on your doorstep for every day you are not in the park. Treat the park as what it is from here: one or two planned, early-start day trips, with the house as the place you come home to.

Skyline Drive winding through green Shenandoah National Park mountain ridges
Skyline Drive, Shenandoah National Park105 miles · 35 mph · built for overlooks, not rushing
Your main park entrance
Thornton Gap — Mile 31.5

Est. 45–60 min from the house. This is your Day 1 door: it drops you straight into the park's Central District — Marys Rock, Stony Man, Hawksbill and Big Meadows are all south of here on Skyline Drive. Estimates vary by source and traffic — verify with live routing on the day.

Your second-day entrance
Front Royal — Mile 0

Est. 60–75 min from the house. The northern entrance and the start of Skyline Drive. Use it for a genuinely different second park day in the North District — Dickey Ridge and Fox Hollow — instead of repeating Day 1's summits.

🎟️
Park practicalities — read before you set off.
A park pass is required to enter Shenandoah National Park — check nps.gov/shen for current pass options, road status and what's open on your dates. Skyline Drive runs 105 miles at a 35 mph limit (about 3 hours end-to-end) — you will not, and should not, drive all of it in a day trip. NPS warns GPS can mislead in the park — navigate by entrance signs and Skyline Drive mileposts. In-park services are seasonal: Skyland (Miles 41.7 & 42.5, the highest point on Skyline Drive) and Big Meadows (around Mile 51) are the Central District service stops NPS lists — confirm on the day what's operating, pack water and a picnic as your default, and download/save your route before you lose signal.

🗓️ The one-day park plan — Thornton Gap & the Central District

One main hike, done well, beats three rushed ones. Pick one summit as your main hike, picnic on the Drive, and add Hawksbill only if the legs say yes. All stops and mileposts below are as listed by the National Park Service — check NPS for trail conditions before you go.

1
Leave after a proper breakfast — and leave charged. Espresso bar, big breakfast at the table for 10, picnic and water packed. EV drivers: if you charged overnight on the house Emporia Pro (included — no cable to bring), range is one less thing to think about today. Head for Thornton Gap (Mile 31.5, est. 45–60 min — verify live routing).
2
Your main hike — choose ONE:
Option A — Marys Rock Summit (trailhead at Panorama, Mile 31.6): 3.7-mile round trip, NPS-rated Moderate, about 3.5 hours, 1,210 ft of climb, for westward views over the Shenandoah Valley and Massanutten Mountain. The big-effort, big-payoff choice, right by the entrance. NPS: Marys Rock ↗
Option B — Stony Man (Mile 41.7): 1.6-mile round trip, NPS-rated Easiest, about 1 hour, 340 ft of climb, to views of the Shenandoah Valley and Massanutten. The family / mixed-ability choice — maximum view for minimum climb, by Skyland. Pets are not allowed on the Stony Man Trail. NPS: Stony Man ↗
3
Drive south at park pace & picnic at an overlook. Skyline Drive at 35 mph is the experience, not the transfer. Stop at the overlooks that catch your eye, eat your picnic looking at the valley you drove across this morning, and use Skyland (Miles 41.7 & 42.5) or Big Meadows (around Mile 51) if their seasonal services are open on your date.
4
If energy allows — Hawksbill Summit, the park's highest peak. From the Upper Hawksbill parking area (Mile 46.5 on NPS's current listing): 2.1-mile round trip, 520 ft of climb, to 360-degree views from Shenandoah's highest point. Skip it without regret if the group is done — Day 1 already delivered. NPS: Hawksbill ↗
5
Turn north, exit at Thornton Gap, come home to the ritual. Retrace Skyline Drive north and exit the way you came in. Then the part no park lodge or entrance-town motel gives you: sauna → hot tub → dinner at the table for 10 → theater night, all under one roof. Quiet hours at 10 PM just move the evening indoors.

🗓️🗓️ The two-day park plan — two different parks, really

Two park days from here should not be the same day twice. Day 1 is summits and Skyline Drive. Day 2 changes district or changes theme to waterfalls — your call.

Day 1 · Central District

Thornton Gap: summits & Skyline Drive

Run the one-day plan above exactly as written: enter at Thornton Gap (Mile 31.5), Marys Rock or Stony Man as the main hike, overlook picnic, Hawksbill if energy allows, home to the sauna / hot tub / theater ritual. Do not also try to do waterfalls today — they are Day 2's whole point.

Day 2 · Pick A or B — no repeat hikes

A: North District via Front Royal — or B: Waterfall day

Option A — North District (Front Royal, Mile 0 · est. 60–75 min): Start at the Dickey Ridge Visitor Center (Mile 4.6), then walk the Fox Hollow Trail right across the Drive — a 1.2-mile circuit, NPS-rated Easiest, about 45 minutes, past historic rock walls and the Fox family cemetery. It's a designated TRACK Trail for kids, and a completely different park story: the people who lived here before the park. Add northern overlooks at a slow pace and head home early. Pets are not allowed on Fox Hollow. NPS: Fox Hollow ↗

Option B — Deeper Central: waterfalls (Thornton Gap again, a new theme): Dark Hollow Falls (Mile 50.7) — 1.4-mile round trip to a 70-foot falls, the closest big waterfall to Skyline Drive; the descent is the easy half and the climb back earns it (no pets on this trail) — or the longer Rose River Falls loop from Fishers Gap (Mile 49.4): a 4-mile circuit past the 67-foot Rose River Falls, with an NPS-noted short add-on to Dark Hollow if you still have legs. Then, if timing fits, Luray Caverns on the return leg (see Day Trips — est. ~39 min from the house) turns the drive home into the last stop of the day, not dead time.

🚗 The drive in is valley-and-ridge scenery — then Skyline Drive itself is the destination
Honest comparison · No spin

Why basecamp here — even if the park is your main goal?

Staying nearer an entrance saves driving on park days. That's real, and we won't pretend otherwise. Here's what that extra drive buys you back — judge it on facts about this house and Basye, not on promises.

1 · You get a second anchor, not just a park base.

An entrance-town base puts you by one entrance — and mostly park + town. Basye trades roughly 20 extra minutes of driving on park days for a whole second resort on your doorstep: Bryce — skiing, mountain biking, golf and Lake Laura, a few minutes from the house — for the days you're not in the park. A mixed group never has to choose between a park trip and a resort trip. You booked both.

2 · Your evenings are not a motel room.

After a hiking day you come home to a private hot tub, cedar barrel sauna, sound-insulated theater and a speakeasy game room in a brand-new house — all 10 of you under one roof, at one table, instead of splitting the group across separate rooms near an entrance and ending the day at the bedroom door.

3 · It's weather insurance for a park trip.

Skyline Drive in rain or low cloud can mean overlooks you can't see. From Basye, a rained-out park day is not a lost day: Shenandoah Caverns is est. ~20 min away, Bryce and Woodstock fill a grey day, and the house itself — game room, theater, sauna, cooking for 10 — was built for exactly that pivot. The itineraries below include three full rainy days for a reason.

4 · Stop counting the drive as a cost only.

The Thornton Gap run crosses the Shenandoah Valley and climbs to the Blue Ridge — then Skyline Drive, at 35 mph past overlook after overlook, is the park experience, with Skyland and Big Meadows as in-park service stops along your route. Guests who plan it as a scenic day out, with an early start and a picnic, consistently treat it as a highlight day — not a commute with a hike attached.

✅
The short version: come for the park for one or two big, planned days — and let Bryce, the lake, the caverns and this house fill the rest of the stay better than any single-entrance base can. In the builder below, choose “Shenandoah NP is my main goal” and your plan will be park-anchored from Day 1.

The Sunny and Mild lists include Skyline Drive park days — and the full one-day and two-day park plans live in the Shenandoah National Park section above.

Tip: Do them in order, or jump straight to Day 3 if you've already done 1 and 2. Days marked GREAT FOR KIDS are the ones younger guests talk about most.

Shop like a local: one big run, then top-ups

Basye has one small store and no 24-hour anything. Food Lion in Mt Jackson on your way in for the real shop, Community Store in Basye for milk, pizza and fuel, pharmacy before Sunday (Mt Jackson Drug is closed Sundays), and fill the car in Mt Jackson — fuel in Basye is just the Community Store pumps.

Further afield

Day trips worth the drive

Honest framing: Basye sits in the Shenandoah Valley, near Shenandoah National Park — not in it. That's a feature: caverns, a lake and Skyline Drive are all inside an hour, in different directions.

Enter at Thornton Gap (est. 45–60 min) or Front Royal (est. 60–75 min) — both are estimates; sources differ, so check live routing on the day. Skyline Drive itself is 105 miles at 35 mph (~3 hrs end-to-end). NPS warns GPS can mislead in the park — follow entrance signs.

Come back — for less

Book direct next time, skip the platform fees

Ski season, lake season and foliage season are three different houses, really. Come back for the one you missed — and book direct when you do.

Direct-booking link & our Instagram arrive in your check-in / thank-you message once they're live — we don't print a link that isn't ready.

Loved it? A review that names what your group actually did — ski day, lake day, theater night — helps the next family most.

Send this page to everyone in your group before you arrive — drivers need the essentials, planners need the Perfect Days. In the house, framed QR cards point back here, so the print binder never needs to hold a secret or go out of date.

Why the print binder is slim on purpose: print never contains door codes, WiFi passwords or host contacts. Those live only in your per-stay check-in message and expire at check-out — so a photographed binder page can't leak them, and a copied local tip can't copy your stay.
